Nelamangala carries Arsh Paradise Phase 2 and Arsh Highpoint. It is the western corridor, close to the Nelamangala Toll, and it suits buyers who want land at a workable price with genuine road access into Bengaluru. Phase 2 is the widest offer we have made: apartments, villas and plots inside one gated 12-acre community.
Shivaji Nagar is the opposite proposition. Arsh Residence is a city building in an established central neighbourhood, for buyers who want to walk to the station and Commercial Street rather than drive to them.
Yarralakkenahalli, Chikkaballapura is the early entry. Arsh Town is a proposed plotted development of roughly 11 acres 36 guntas, priced for buyers who are comfortable holding land while the corridor fills in.

Buying Into An Ongoing Project
Completed layouts carry no delivery risk, and we have seven you can walk through today. Ongoing projects are priced lower for exactly that reason. The safeguard is the paperwork: conversion order, approved layout plan and encumbrance certificate are shared before you pay an advance, whatever stage the project is at.
Once your plot is registered and the layout infrastructure serving it is complete. Roads, drainage, water lines, underground cabling and street lighting are finished before plots in that phase are released, so in practice you can apply for building plan approval straight after registration.
Typically yes. Each release is priced against the infrastructure already in the ground and demand in that corridor, so early buyers in a phase generally pay less than late ones. Call for the current release and pricing rather than relying on a published figure.
