Four Stages, No Shortcuts

The sequence below is the same on every parcel we take on — whether it is six acres or sixty.

01 / Title & Survey

Encumbrance check, mother deed trace and a physical survey before we commit.

02 / Layout & Approval

Conversion, master planning and sanction from the competent authority.

03 / Development

Roads, drains, water lines, underground cabling, street lighting and parks.

04 / Registration

Khata, sale deed and handover — with our team present at the sub-registrar.

Stage 01

Title & Survey

Most land disputes in Karnataka trace back to something that was skipped at this stage. We do not skip it.

  • Thirty-year encumbrance certificate pulled and read
  • Mother deed traced back through every transfer
  • Survey sketch, tippani and akarband verified against the ground
  • Revenue records, mutation and tax receipts checked
  • Independent legal opinion before any advance is paid
Stage 02

Layout & Approval

A good layout is not the one that squeezes in the most sites. It is the one people still want to live in fifteen years later.

  • DC conversion from agricultural to residential use
  • Master plan allocating residential, park, community and road area
  • 18-metre and 12-metre internal road corridors where the site allows
  • Planning-authority sanction and release order
  • RERA registration where the project meets the threshold

Stage 03

Stage 04

Registration & Handover

The last stage is where most buyers feel alone. Ours is the stage where our team shows up in person.

We prepare the sale deed, book the sub-registrar slot, attend the registration with you, and follow the khata transfer through to the municipal record. You leave with a document set, not a promise to email it later.
